Latitude 38 Vacation Rentals is a full service property management company, specializing in managing and marketing short term vacation rentals in Telluride & Mountain Village, Colorado. We offer a professional rental program focused on guest services and owner communications. As your agents, our main priority is to protect your investment, your property, and its profitability.  Our company goal is to offer guests exceptional service, excellent value, and a variety of quality, clean, and well maintained properties. 

L38 operates out of a new office building in a convenient location in downtown Telluride.  We have an excellent staff ready to assist our property owners and guests.  L38 is committed to providing superior service and to exceeding industry standards in all that we do. 

Professional Marketing and Advertising
Creative and effective promotion is the key to a successful rental program.  L38 engages in an extensive Advertising/Marketing/Public Relations program directed by our in-house Marketing Team.  We invest in many different internet, print and other marketing channels. We have a comprehensive repeat guest and email marketing program, attend National and local trade shows, and much more. Complete Reservation Service
The most valuable service we offer our homeowners is our professional reservation service.  Our team of reservation professionals is trained to promote the unique amenities of your property to prospective guests 7 days a week, and is prepared to assist owners, guests, and service providers.  Reservations begin with marketing to prospective guests, booking the reservation, sending guest confirmations, receiving signed rental agreements, notifying guests of policies, sending directions to the property, billing guests for their rental, checking guests in, checking on guests during their stay, checking guests out, cleaning and inspecting the property, and following up with former guests to offer them the opportunity to return for a repeat visit. For easy booking and information we offer e-mail communication, toll free reservation lines, and online booking. For easy payment, we accept Visa, MasterCard, Discover and EChecks. We offer guests a hassle free vacationing service, while alleviating the homeowner from the burden of managing their own vacation rental.

Computerized Reservation Technology
We have invested in state-of-the art computers and reservation software which allows us to efficiently manage availability, bookings, payments, maintenance, housekeeping, accounting, monthly income statements, checks, and reservation reports.  Owners can also log in to the company Partners Site to access their account information and make owner reservations.  

Homeowner Communications
L38 employs multiple Property Managers, Rental Agents, and other full- and part-time staff who are familiar with your individual property and available to you via telephone and email 7 days a week.  The staff and owners of L38 regularly communicate with owners via newsletters, email updates, and printed notices.  We strive to keep owners informed of the happenings of L38, industry news, property tips, L38 activity/time line calendar, and more! We believe our homeowners both enjoy and benefit from this valuable source of information.

Detailed Monthly Statements 
L38 has a qualified and experienced record keeping department recognized by our owners for accuracy and prompt disbursement of owner statements and rental proceeds. L38 maintains a registered Trust Account and keeps detailed records and accurate reports of all transactions. Accounts are balanced each month to ensure all owner accounts and reservations are in proper standing.  Owners can log in to the company Partners Site to access their account information and check their reservation calendar for upcoming rentals. 

Guest Feedback
Our Guest Comment Card Program gives L38 valuable guest feedback used to review our properties, identify maintenance or other property issues, and measure guest satisfaction with the property and L38 service.  Comments are forwarded to owners for their review.  In addition, L38 utilizes an online guest review system which offers independent online guest reviews of L38 properties and the guest's vacation experience. 

Property Extras
Prior to a guests arrival we thoroughly walk through one last time; warm the home up, and test appliances, audio visual, internet, phones, hot water, hot tubs and more.
  
We meet each and every guest at your home at the time of their arrival and walk the guest through the house demonstrating the function of all appliances etc.
We provide each incoming guest with helpful information such as L38 policies, guest services, phone numbers for attractions, activities, and equipment rentals, and other tourist information. We post rules, check out instructions, and emergency contact numbers in your home.
Our guests are very appreciative of all the useful information provided along with their vacation rental.  
We call each guest after check In to ensure that all is well at the property and assist with Guest requests as needed.  

Confidence
We are here to protect your property. All guests are required to sign a detailed rental agreement, and review the policies. We primarily rent to families or adult groups over the age of 25. Some preventative measures we include in our agreement are not allowing house parties, not allowing the number of guests to exceed the published capacity of the home, and not renting to student groups under the age of 25. We do everything we can to protect your home and your investment. 

Every rental has a limited liability insurance policy which covers the guest up to $3,000.00 in accidental damage or theft to the property.  In the event that this needs to be applied we are able to file a claim in the name of the guest.  This means we can deal with this without having to re-involve the guest, or the owner.

Housekeeping and Maintenance
L38 offers quality Housekeeping, Linen Cleaning Services and Property Inspections of each individual property.  Our professional housekeeping program is committed to owner satisfaction and to ensuring guest comfort and exceeding guest expectations through attention to detail.

L38 provides qualified, personable, and professional maintenance services with a timely response 7 days a week to guest or owner reported maintenance problems and responds to after-hours requests for emergency services.  
We use reliable and knowledgeable subcontractors who are qualified to handle any situation. 

After Hours Emergency 
We provide all guests with an after hours emergency number - these are our personal cell phones, the Telluride & Mountain Village Police/Marshals number.

Accountability
As your representative, we are primarily accountable to you, the property owner.
